The value of a home is not simply the sum of bricks and square metres. A professional valuation takes dozens of factors into account — some objectively measurable, others more contextual.
Location: the decisive factor
The location of a home often determines more than half of its value. Accessibility, proximity to schools and shops, the safety of the neighbourhood and future planning developments all play a part. An identical house can be worth tens of thousands of euros more or less one street away.
Structural condition and level of renovation
A renovated home is valued more highly than a comparable property in need of work — but not always in proportion to the cost of the renovation. A certified valuer weighs the real market value against what buyers are actually prepared to pay.
EPC rating and energy performance
Since 2023, energy performance has weighed ever more heavily. Homes with a poor EPC label are penalised by the market: buyers demand a discount reflecting the future cost of renovation.
Comparable transactions
A professional valuer always bases the valuation on recently sold, comparable properties in the area. That is the only objective measure of market value at a given moment.
